Stonehead is situated adjacent to the council maintained road leading from Scorton to the Trough-of-Bowland.
General Description
Stonehead comprises a range of steel framed agricultural buildings set amongst approximately 36.38 acres (14.72hc) or thereabouts.
The buildings more particularly comprise two separate blocks each of steel portal framed construction with block, Yorkshire boarding and asbestos cladding.
The main block measuring 105’ x 85’ approximately includes central silage clamp
(90’ x 38’) double row of 52 cubicles with automatic scrapers fitted and a single row of 22 cubicles. Formerly a dairy unit the collecting yard, parlour and dairy areas are now used for general storage.
The second block measuring 64’ x 50’ originally provided cubicles for 34 cows but has now been partly adapted to provide stirk cubicles.
The buildings are serviced by concreted yards in part of which are situated slurry channels and pit serving a four ring Malgar slurry tower (installed in 1988).
Situated between the two blocks of buildings is a cattle handling race and outdoor feed trough.
The buildings are provided with mains electricity and water from a natural spring supply.
Land
The unit is situated on the 400ft contour of the Ordnance Survey Map and is situated within the less favoured area.
The land extending to 36.38 acres or thereabouts is down to permanent grassland, in sound heart and for the most part well drained for the locality. A hard farm road provides access to most fields which are situated within a ring fence.
The current owners have mown two fields for silage albeit the major proportion of the land is suitable for cultivation with machinery.
Silage
Approximately 300 bales of bagged silage are on site and may be purchased by negotiation.
Single Farm Payment
All of the land is registered with the R.P.A. for single farm payment entitlements, the vendors to receive payment for the 2009 year. All necessary arrangements will be made to transfer the entitlements to the purchaser, the purchaser to pay for the cost of the transfer.

Single Payment Scheme
The land is registered for Non SDA Entitlements under the Single Payment Scheme in the name of Messrs David and Thomas Joseph France. The 2008 unit value was €249.43. or £197.12. before modulation. This will probably rise over the years to 2012.
The Entitlements for 2010 onwards will be transferred to the purchasers as part of the purchase price but the sellers have made an application for the 2009 payment and will retain the same.
The vendors will use the best endeavours to arrange for the transfer to the buyers of each lot by the RPA of entitlement units in accordance with the schedule below for the 2009 year onwards

Lot 2 – 5.91 units of Non SDA Normal entitlements
