DIRECTIONS
From Junction 38 of the M6 at Tebay, take the road to Kendal through Tebay and, after passing over the motorway, take the first left turning (signposted “Carlingill 1½ miles”) under the railway and M6. The drive to High Carlingill and Littleholme will be found about half a mile from that turning, on the right hand side.

PLANNING PERMISSION AND OCCUPANCY CONDITION
Littleholme is subject to an amended or varied planning consent dated 14th November, 2008, a copy of which is attached. Any prospective purchaser must decide for themselves whether or not they qualify under this consent.
SINGLE PAYMENT SCHEME
The Single Payment Scheme Entitlements attached to the farm will be transferred to the purchasers as part of the purchase price, if wanted by the purchasers. For Lot 1, these amount to 34.16 units of SDA Entitlements and 46.688 units of Moorland Entitlements, the Moorland Entitlements including those arising from the Fell Rights and, for Lot 2, 0.82 units of SDA Entitlements.
As the deadline for making applications for payments based on the Entitlements is the 15th May, Messrs. Wilson have made the application and the Entitlements will be transferred after completion of the sale. The person making the application is the person who is then responsible for observing the Cross Compliance rules for the calendar year. The purchasers will be obliged to indemnify Messrs. Wilson from the date of the transfer of the Entitlements against any breaches of the Cross Compliance Rules that occur after that date. Messrs. Wilson, in turn, will pay to the purchasers an apportioned amount, pro rata as to time, of the monies from the Entitlements claim that they have made for 2009, once that money is paid to them, which should be in the Winter of 2009/2010.
The RPA plans and Schedule will be handed over on completion. The RLE1 transfer forms will be completed and submitted by M.B. Hodgson & Sons and the transferee/purchaser of Lot 1 will pay a fee of £150 plus VAT for this and the transferee/purchaser of Lot 2 will pay a fee of £75 plus VAT.
