Land at Hawes and Appersett; High House, Overthwaite and Land at Holme - 26/03/2010

Last night (25th March) at The Whoop Hall, with about 150 people in attendance, M.B. Hodgson & Son and Hawes Farmers Auction Mart held a successful sale of land and High House for Messrs. Harker. Mr. Raymond Lund of Hawes Farmers Auction Mart offered Lots 1, 2 and 3 and Mr. Michael Mashiter of M.B. Hodgson & Son offered Lots 5 – 8. Lots 4, 9 and 10 had been previously withdrawn.

Lot 1 – 3.61 acres/1.46 ha of land at Hardrow, Hawes - £28,000 (an average of £7,756 per acre)
Lot 2 – 6.72 acres/2.72 ha of land adjacent to Lot 1 - £62,000 (an average of £9,226 per acre)
Lot 3 – 30.42 acres/12.31 ha of land at Appersett, Hawes - £148,000 (an average of £4,865 per acre)
Lot 4 – 76.78 acres/31.11 ha of land at Biggins was sold previously to the auction for a figure in excess of the top guide price of £250,000
Lot 5 – High House, Overthwaite and 18 acres of land - £405,000
Lot 6 – 7.04 acres/2.85 ha of land at Overthwaite, Holme - £48,000 (an average of £6,779 per acre)
Lot 7 – 13.05 acres/5.28 ha of land at Overthwaite, Holme - £90,000 (an average of £6,896 per acre)
Lot 8 – 14.38 acres/5.82 ha of land at Overthwaite, Holme - £110,000 (an average of £7,649 per acre)

As can be seen from the above figures, there was spirited bidding for all lots, the sale achieving some very high averages per acre, reflecting the strong demand for all classes of agricultural land and this seems to apply in all areas.

M.B. Hodgson & Son and their professional staff have many years of experience in sales of all types of agricultural and country properties and should be the first port of call for anyone with such properties to sell.
